| Dear Homeowners; All furnishings should be new or in good condition. The people who are renting at a prestigious Golf and Country Club, and can pay the posted rates are, for the most part, very successful people who are used to nice things in the their homes. Do not fall into the trap of thinking "it is good enough for the renters". Please keep in mind that guests have a choice of accommodations from which to choose. All rooms should have ceiling fans. This will cut down on your utility costs and keep everyone comfortable all year long. If your unit does not have a screened door, we strongly advise that one be installed. The unit should be sparkling clean. Cabinets and drawers cleaned and lined with new shelf paper. Kitchen appliances cleaned and all windows washed inside and out. When necessary, the unit must be repainted. PLEASE DO NOT leave personal items in the unit unless you have a locked closet (this should be an extra closet, not the main closet in either the master or guest bedrooms). Also, do not leave any food items in the unit (this is against the health codes in Florida). These are courtesies that will be greatly appreciated by your renters. Your unit will be inspected before any seasonal tenant arrives and will be pre-cleaned, if necessary. The fee for the initial cleaning will be paid for be the homeowner. Your unit will be cleaned after each guest departs and the cleaning fee will be paid for by the guest. We ask that you ensure there is an inventory of "basic supplies" in the home prior to the first guest's arrival. We ask our guests to use what they need but to replace it prior to departure. Quite frankly, this does not always happen, thus, it is the owner's responsibility to ensure these supplies are replenished. Your leasing agent will assist in taking care of this with/for you. RENTAL PROPERTY INVENTORY LIST GUEST BATH: BATH LINENS: KITCHEN LINENS: KITCHEN ACCESSORIES: CLEANING ITEMS: FURNITURE REQUIREMENTS LIVING ROOM: Sofa, loveseat, chair, cocktail table, 2 end tables, TV & etagere`, 2 tables lamps, pictures, accessories, DVD/VCR player, stereo/radio, and flower arrangements DINING ROOM: Table with preferably 6 chairs, chandelier, a center piece for table, and mirrors on a wall give the dining room a larger appearance MASTER BEDROOM: Two night stands, chair, clock radio with alarm, pictures, lamps, a dresser with a mirror, telephone & accessories. The Master Bedroom should have a king (strongly recommended), queen, or two twin mattresses on a king-sized headboard. A second TV (19" minimum!) and a DVD/VCR player in the master suite are our most requested items.
GUEST BEDROOM:
The guest bedroom should have two twin beds, a minimum of one night stand, pictures, clock radio with alarm, lamp, chest of drawers & accessories. We hope this list proves valuable to you when you are furnishing your unit. Please do not hesitate to contact our office should you need any further information. TELEPHONE SERVICE GUIDELINES The homeowner will activate the telephone service. The homeowner should request the service provider place a long distance block on the phone. All guests are informed they will need some sort of phone/calling card if they plan on placing long distance calls. As a minimum, there should be a phone instrument in the kitchen/living room area and a phone or phone extension in the master bedroom. Additionally, one simple corded phone should be provided for use in case of a power failure. An answering machine or voicemail is necessary. Sincerely,
